UK house prices: the October 2026 ONS update

What the latest ONS release measures, why the reference month matters and how to read national averages.

What was released?

The ONS housing bulletin published on 21 October 2026 reported an average UK house price of £273,000 for August 2026. Prices were 0.9% higher than a year earlier, compared with revised annual growth of 1.2% for July.

Check the month behind the headline

An October publication date does not mean these are October house prices. The release brings together series with different reference periods. The house-price figures above relate to August and are provisional.

Using the figures carefully

A national average is not a valuation of an individual home. Location, property type and condition can make a particular property very different from the UK figure. The ONS also explains that recent house-price estimates can be revised as more information becomes available.

Use the original bulletin to check the data period, methodology and any subsequent revisions.
