Explain how you trade before focusing on a borrowing figure. Self-employed mortgage applications use evidence suited to the applicant’s income and business arrangements. Lenders do not all assess those arrangements in the same way.
Start with your trading arrangement
| Arrangement | Useful starting information |
|---|---|
| Sole trader | When you started trading, the nature of the work and which tax and income records are available. |
| Partnership | Your share of the business and income, your trading history and the relevant accounts or tax records. |
| Limited company director | Your role, shareholding, salary, dividends and which company and personal records are available. |
| Contracting or mixed income | How you are paid, who handles your tax, contract history and any other sources of income. |
Income evidence is more than one headline figure
A lender may request accounts, tax calculations, tax year overviews and bank statements. The required period and approach depend on its criteria and your circumstances. A company’s turnover, its profit and the money paid to you are different measures; ask which evidence is relevant rather than assuming one number will be used.
Tell your adviser about a recent change in trading structure, uneven income or a shorter trading history. Do not assume that an accountant’s estimate or a successful application by another business owner confirms your own borrowing options.
Prepare an explanation, not a sales pitch
Write a short outline of your work, how long you have done it and any material changes. Keep it factual and consistent with your records. If something needs explaining, ask what supporting evidence would be useful. The aim is to help an adviser understand the situation accurately.
Your wider finances still matter
Your deposit, credit profile, regular spending, commitments and the property remain part of the discussion. This preparation guide does not calculate affordability or predict a lender’s decision.
