Start with the categories, then confirm the exact request. Mortgage evidence varies between lenders and circumstances. A useful preparation folder helps you find the right records without assuming every application needs the same documents.
What might a lender ask to see?
| Area | Examples to have available | What to confirm |
|---|---|---|
| Identity and address | Current identity document and address evidence | Accepted documents, address history and recency. |
| Employment and income | Payslips, employment details and evidence of other income | Which pay periods and income sources are relevant. |
| Self-employment | Accounts, tax calculations, tax year overviews and trading details | Records suited to your business structure and the lender. |
| Spending and commitments | Bank statements and details of existing borrowing | The period required and any further explanations. |
| Deposit | Savings records and evidence of where funds came from | Requirements for gifts, transfers or other sources. |
Check the documents before you send them
Use the requested format and complete pages. Check that names, addresses and dates are consistent, and explain discrepancies rather than editing a record to make it match. Ask whether an electronic copy is accepted. Lenders may request further evidence after reviewing what you provide.
Prepare in two stages
For an initial conversation: know your broad plans, employment or trading arrangement, deposit source and existing commitments. You do not need to attach your bank statements to an initial website enquiry.
For a personal assessment: follow the specific document request and the agreed secure transfer process. Preparing a folder is useful; sending every document before it is requested can create confusion about what has actually been checked.
If something is missing
Tell the adviser what is unavailable or out of date. Ask which record is needed, why it matters and whether an alternative can be considered. Do not assume that one lender’s evidence checklist represents every lender’s requirements.
